No time to waste
While it is important to plan your home buying strategy well in advance, you cannot afford to spend too much time before making a decision. If a house in a hot neighborhood hits the market, chances are that it would not be available for long. If you happen to like a particular neighborhood, try to get as much information about it in advance including upcoming open house dates so that you can act quickly when the opportunity arises.
Keep your finances in order
Going into a seller’s market, you should assume that competing buyers would be just as eager to seal the deal as you are, if not more. This can often give rise to a multiple offer situation where more than buyers submit offers for a property. In a situation like this, you need to act fast and submit your offer a day or two after viewing the property. Be sure to check with the buyer what offer deadline they have set so you can submit yours well within the specified time period.
Make the offer enticing
Some offers include contingencies, which require certain conditions to be met before the purchase can be finalized. This could include such things as the completion of inspections or maintenance work. Sellers who have to decide between multiple offers are likely to dismiss any such offers and consider those that do not have many strings attached. You should consider the maximum amount of money you are able to pay upfront and any compromises you can make before submitting your offer.
