Given that a house purchase is a big life decision, you must consider all factors involved in viewing a property. Many are tempted to base their decision to buy on images or videos of the property available to them but nothing beats viewing the house in person. With that said, consider these factors when viewing houses to buy.
Duration on the market
First off, you must find out how long the house you are looking to buy has been on the market. Any properties listed on the market for longer than six months should raise red flags that you must not overlook. It is important to investigate why the house has remained unsold in this case and if there may be an issue that has not been disclosed. Asking the seller why the house is being sold is also wise.
Examining the structural condition
Assessing the structural condition of the house during a viewing is also key to the house buying process. You may want to start from the roof and make sure the shingles are maintained properly as poorly maintained shingles could prove to be hazardous in the long term. Other factors you must also consider include any potential leaks and faulty doors and windows.
Considering room sizes
Another factor involved is whether or not the rooms are big enough for your family. The seller may have listed the room dimensions but it is better to make sure they are accurate. When you are present in the room, you should try to imagine your belongings in the space and how you would like to arrange them. The space may be fitting for you given your current circumstances but you must determine if it would still be favorable as your circumstances change.
