Buying or selling a house can be a nerve-wracking process as is, especially for first timers. Taking on the task of selling your house while also hunting for a new one can be even more challenging. In hindsight, you could risk being homeless if you put up your house for sale too soon. Here are some reasons why you should buy a house before selling one.
A deal too good to pass
There may be times when a deal on a house is too good to pass up. Perhaps, a seller needs to move out for better opportunities or requires cash to fulfill some needs that cannot wait. You cannot afford to let go of an opportunity such as that. At the same time, you must arrange for a thorough inspection to be sure the house actually offers good value for money and there are no problems that could end up costing you later.
Operating in a seller’s market
There is a greater likelihood of selling quicker in a seller’s market. While that should motivate you to sell, you may want to consider postponing the sale. There is lesser risk with purchasing a house before putting up yours on sale since a house on sale is likely to fetch more offers in such a market. Unless you plan on making a contingent offer, a competitive offer would most likely get you a deal. Moreover, you enjoy greater flexibility with pricing your house in a seller’s market.
Looking for something specific
While some buyers are patient with the purchase and know when they would end up buying, others may be particular about what they want and where they want it. If you happen to prefer a particular sort of house or location, you may want to act immediately when you see a listing that matches your standards. Once you have yourself your house of choice, you could out up the other house on sale.
Depending on the conditions you are operating in, you could reap great benefits if you buy a house before selling one.
